We offer Property Condition Assessments that include a thorough inspection of the building envelope, roof, sidewalls and doors and windows; interior finishes including floors, walls and ceilings; mechanical, electrical, plumbing, HVAC; fire suppression and life-safety systems.
Our comprehensive inspections also include the property: walks, roads, drive and parking areas and landscaping including storm water runoff and drainage. In addition to current conditions, we can estimate remaining useful life expectancy of important components and systems, provide optimum maintenance protocols, recommend upgrades for energy efficiency and cost savings and prepare cost estimates for required near-term repair and replacement. This information is all developed for your use; we provide you with all the information that you, your attorney and your lender need to structure a favorable real estate transaction, or to develop short-term or long term forecasts for property you currently own or lease. Property Condition Assessment can be as limited or as comprehensive as you require and will typically include assessment of most of the following:

Our Property Condition Assessment (PCA) is designed to meet or exceed the Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process. The major difference between a Due Diligence Property Condition Assessment and a Comprehensive Commercial and Industrial Building Inspection is the optional inclusion of Opinions of Probable Costs to Remedy Physical Deficiencies. While many real estate buyers, lenders and attorneys require the cost to repair a property to good safe functional condition this information is not typically included in Inspection protocols can be included in our Property Condition Assessment.
